Terms and Conditions

Welcome to Clifford Cottage.

By making a booking with us, you (the "Guest") agree to the following terms and conditions.

 

1. Booking and Payment*

 

Confirmation:** A booking is only confirmed once we have received your deposit (or full payment) and issued a confirmation email.

 

*Payment Balance:** The remaining balance of your stay must be paid [e.g., 6 weeks] prior to your arrival date.

 

*Pricing:** We reserve the right to amend prices; however, the price agreed upon at the time of booking will not change.

 

2. Cancellations and Refunds*

 

Guest Cancellations:** If you need to cancel, please notify us as soon as possible.

 

Cancellations made more than 30 days before arrival will receive a full refund minus a small admin feee.

 

Cancellations by Us:** In the unlikely event that we must cancel your booking (e.g., due to property damage or essential maintenance), we will offer a full refund or an alternative date.

 

We are not liable for any additional costs (like travel) incurred.

 

*Travel Insurance:** We strongly recommend that guests take out comprehensive travel insurance to cover unexpected cancellations.

 

3. Occupancy and Use of Property*

 

*Guest Limit:** The number of persons staying at the cottage must not exceed the capacity stated in the booking [e.g., 4 guests].

 

*No Parties:** Clifford Cottage is a peaceful retreat. Large gatherings, parties, or loud music that disturbs neighbours are strictly prohibited.*

 

*Commercial Use:** The property is for holiday use only and may not be used for commercial purposes or sub-letting.

 

4. House Rules* **Smoking:** Clifford Cottage is a strictly **non-smoking and non-vaping** property.*

 

**Pets:** Well-behaved dogs are welcome by prior arrangement and must not be left unattended.

 

**Check-in/Check-out:**

Check-in after 13:00

Checkout before 11:00

6 guests maximum, to allow our cleaning team sufficient time to prepare for the next guests.

 

5. Damages and Breakages* Guests are responsible for keeping the cottage and its contents in the same state of repair as at the start of the stay.

 

*Please report any breakages or damage immediately. While we don't usually charge for minor things like a broken glass, we reserve the right to charge for significant damage or extra cleaning required.

 

6. Liability* Clifford Cottage cannot be held responsible for any loss or damage to personal belongings or vehicles parked at the property.

 

* We are not liable for temporary outages of services (such as Wi-Fi, water, or electricity) caused by external factors, though we will do our best to resolve them quickly.

 

7. Right of Entry* We reserve the right to enter the property at any reasonable time for essential maintenance or in the event of an emergency.
